Established in eastern Oklahoma, Fulbright Home Inspections is local and involved in our community. Our price is based on square footage (12¢ per sq. ft.) Some home components such as a crawl space, additional heat/air zones, swimming pool, sprinkler system, water well or septic tank will have an additional fee. Fulbright Home Inspections will give you an exact price when you call. There is a minimum fee regardless of home size. Please call for our current price. Commercial inspections are priced individually.

The primary focus of Fulbright Home Inspections is residential inspections, although, commercial inspections are done on a limited basis. Every effort is made to perform only one inspection a day thereby ensuring that my time and full attention are devoted solely to you and your property. I believe the home inspection experience should be inclusive and as such, while not required, you’re encouraged to join me during the inspection. Having you with me on the inspection gives me an opportunity to provide you with information on maintenance items such as how to change the furnace filter or where and how to turn off the water, gas, and electricity in the event of an emergency. A home inspection is valuable, but unless well-documented, most people won’t remember all the important details. Many inspectors today use a ‘check list’ style report form with hand written notes. This type of report is often hard to read or understand and does not include photos or illustrations. The comprehensive computer generated report provided by Fulbright Home Inspections is enhanced with the use of photos and illustrations making the report much easier to understand. It will not only describe the house components and their condition but adds insight into what improvements will be necessary and when and can also help you set up a home maintenance program to assist you in the care of you new home. My goal is to ensure that you can live safely, comfortably, and efficiently in your new home. A Free 90 day warranty will be included with all premium inspections: Basic Inspection and HVAC duct scope.

Many companies in our area offer differing levels of service and product. It is crucial you know what the differences are in the different types of services you are purchasing. Always ask what kind of inspection you are receiving. Beware if you are asked to sign a disclosure that excludes major sections of the home.
The table below details the differences between a General Home Inspection and separate Structural and EMP inspections.
A General Home Inspection will be done by a state licensed home inspector and will provide an objective viewpoint of the entire property.
State law dictates that a home inspection include all the items listed in the chart below.
An Electrical, Mechanical, Plumbing (EMP) inspection can be done by a state licensed home inspector or the individual licensed contractors in each field. This will only provide a partial viewpoint of the integral systems but will not look at the condition of the house or property. This partial inspection is less than what the state law dictates. The state licensed inspector must report the required components that were not inspected and the reasons why.
A Structural inspection can be done by a state licensed home inspector as part of a General Home Inspection or a state registered engineer as a separate inspection. This inspection is usually limited to the foundation and/or substructure, and support systems of the property being inspected.
At Fulbright Home Inspections you will always receive a General Whole Home Inspection unless you the customer request otherwise.
